Thane,\nmeanwhile, has emerged as one of the most cost-effective and attractive\nsectors.<\/li><\/ul>\n\n\n\n<p>Dahisar and Borivali,\naccording to Parth Mehta, managing director of Paradigm Realty, are now\nundervalued. When the metro rail system is completed, as well as the six-lane\nBorivali-Thane tunnel, these areas will have better connection. According to\nhim, once the infrastructure in these areas improves, costs would rise significantly.\n&#8220;Strategic Business Districts are projected to emerge outside of Mumbai,\nwhere concentrated lines of business and industries would operate.&#8221;\n&#8220;We are going to see a lot of new, high-potential markets emerge as a\nresult of the strategy for 100 Smart Cities,&#8221; adds Mehta.<\/p>\n\n\n\n<p>Due to the obvious\nforthcoming metro line in the area, Harjith D Bubber, MD and CEO of Rivali park,\nCCI projects, feels that some portions of Kandivali east and Borivali have high\npotential for appreciation and would see demand.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>He predicts that areas\nwith good connection, such as Vasai and Virar, would become popular. &#8220;The\nmarketplaces of Thane, Khargar, Panvel, Vasai, Virar, and Nalasopara have\noutpaced Mumbai&#8217;s traditional markets.&#8221; As a result, many tier-1 developers\nare focusing on these areas,&#8221; says Bubber.<\/li><\/ul>\n\n\n\n<p>There are other hidden\ngems, such as Kalwa and places outside Thane, and infrastructural development\nwill be the key to these locations&#8217; appreciating potential, he argues.<\/p>\n\n\n\n<p><strong>Infrastructure encourages\nthe growth of micro-markets.<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Kolshet in Thane has been\nproposed as a transport hub, making it a future residential hub. Property\nprices in the region have already increased by 6% in the last year. Ulwe in\nNavi Mumbai, meanwhile, received a Rs 13 million infrastructural boost in\nDecember 2016. CIDCO also intends to develop Kharghar in the same way that the\nBandra-Kurla Complex was developed (BKC). Kalina is likewise reaping the\nbenefits of its closeness to BKC, rebranding itself as an ultra-luxury\nresidential location rather than a core business centre (CBD). The region&#8217;s\nattractiveness for the future is due to the spillover demand from the upper\nmiddle-class group.<\/li><\/ul>\n\n\n\n<p>Bhiwandi-Nijampur,\nThane, Mira Bhayander, Vasai-Virar, and Kalyan-Dombivli all appear to have a\nbright future ahead of them. Ghatkopar (east) already has outpaced the Mumbai\nmarket, thanks to huge infrastructural development.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Furthermore, ambitious\ndevelopments like the Mumbai Trans-Harbour Link and the\nWadala-Ghatkopar-Mulund-Thane-Kasarvadavli Metro-4 route would assist the\nhousing market greatly. Property prices in Jogeshwari (west) have already begun\nto rise, and the projected metro line connecting Lokhandwala, Jogeshwari,\nVikhroli, and Kanjurmarg would have an influence on areas such as Powai.<\/li><\/ul>\n\n\n\n<p>Owing to its high\nproximity to Thane, Navi Mumbai&#8217;s MIDC sector, Santacruz Electronics Export\nProcessing Zone (SEEPZ), and the Ghansoli-Palm Beach Road, Ghansoli appears to\nbe quite appealing in Navi Mumbai. Taloja, Roadpali, and Kalamboli may well not\nbe hot attractions right now, but they have a lot of potential for further\ndevelopment.
