Why Manjari-Khurd is to witness Rapid Development?

Did you know that according to research analysis the PMRDA development in Pune will make it one of the most developed cities in India? Yeah, that’s true and not just that but this social and economic development will boost the employment opportunities in Pune.

The PMRDA (Pune Metropolitan Region Development Authority) is planned a quick transformation of the area’s surroundings. The PMRDA intends to construct 15 town planning plans in the next 18 months. These will appear along the first 32 kilometres of the proposed 128-kilometer Ring Road. With just this shift, Manjri-Khurd and numerous nearby districts will see rapid expansion, bringing up more opportunities for both commercial and real estate developments.

According to sources, the Mhalunge design for town planning would be applied in the villages of Manjri Budruk and Manjri Khurd. Meetings with inhabitants have already taken place in this respect, and discussions will also start happening with many more villages in order to establish such settlements along the length between Satara Road and Nagar Road. These urban planning concepts will encompass a total of 250 hectares, and finances will be raised by land monetization. This revised plan was planned to incorporate 5 more communities; however, they were recently integrated under the PMC (Pune Municipal Corporation).

This project will follow the same concept as the one employed in Ahmedabad, when 78 townships were created over a 10-year period. As per the PMRDA’s ambition, the whole Ring Road would eventually include over 50 townships.   Manjri Khurd, Manjri Budruk, Avatalewadi, Wadachi Wadi, Wadki, Holkarwadi, Urali Devachi, Phursungi, Pissoli, Yevalewadi, and Handewadi would be the villages for the first phase.  Some municipalities will also get two townships. According to reports, landowners in these villages may acquire up to 50% of plots in the same zones, and real estate development will fundamentally transform these areas.

However, the project’s implementation would face challenges such as good communication with villages and the PMRDA’s need to generate finances through the privatization of land, loans, and bond funds. Because of planned development over the whole route, the Ring Road will eventually become completely self-sustaining. The new township plans will be built around 500 meters distant from the planned Ring Road. According to reports, the townships and Ring Road would be constructed consecutively.
