Why is Sohna preferred for Gurgaon land/plot investments?

Sohna is home to several residential societies, independent villas, and planned projects by well-known developers. According to insider reports, residential plots account for roughly 30% of the inventory for sale in Sohna. Land values in the area have continuously increased, and as a result, demand has skyrocketed. Land values in Sohna have risen from Rs 45,000 per square yard in January 2021 to Rs 54,900 per square yard in January 2022.

Sohna is well-connected to large cities by roads and highways like as the Sohna-Gurgaon Road, the Delhi-Ajmer/Delhi-Jaipur Expressway, the Southern Peripheral Road, the Golf Course Extension Road, Ch. Bakhtawar Singh Marg, and the Hero Honda Road. The Kundli-Manesar-Palwal (KMP) Expressway is also about 10 kilometres away from Sohna.

Following COVID-19, there has been an upsurge in demand for residential land among those who want to customise their houses and maintain them for end-use. The social infrastructure surrounding Sohna has greatly aided such purchasers in choosing it as an investment location. Residential land prices in Sector 35, Sohna, for example, range between Rs 52,000 and 55,000 per square yard, while rates along the Golf Course Road range between Rs 1.5 and 2.5 lakh per square foot.

Nonetheless, due to the increasing competition, land values in Sohna are anticipated to rise to over Rs 70,000 per square yard in the following year, according to Khanna.

Several builders and developers have taken advantage of the high level of interest demonstrated by purchasers in the Sohna residential land market. Among the top developers who have developed planned developments in Sohna are Raheja Developers, Central Park, and Vatika Group. The majority of them are planned colonies in integrated townships, allowing people to live a contemporary lifestyle in safe surroundings. Amenities in unified approach include 24-hour electricity and water supply, a children’s play area, landscape gardens, and gymnasiums.  Although many purchasers choose residential property and plotted developments in Sohna due to variables such as affordability, faster resale, and larger profits, residential projects by major developers like as Signature Group, Central Park, and Godrej Group are also in high demand. The average property price in Sohna is Rs 7,400 per square foot.
