Learn which neighbourhoods in Mumbai have the most 2 BHK flats.

The residential market in Mumbai is dominated by 2 BHK flats, which account for around 40% of the inventory available for sale and rent. If you are looking to buy a 2 BHK home in Mumbai, we have five locations that give a plethora of options in the desired layout.

In a city like Mumbai, wherein space is a premium and property values are rising by the day, most purchasers go for two-bedroom apartments. This might be owing to a lack of 1 BHK flats, simplicity of upkeep, well-divided living space, and the enlargement opportunity provided by a 2 BHK house to residents. While this design is available in many Mumbai micro-markets, Mira Road, Powai, Kandivali East, Chembur, and Malad West have the most supply. Several notable real estate developers, like Nahar Group, Godrej Properties, and Runwal Group, have projects in these locations, and they have earned favourable reviews from reviewers.

Former and present residents evaluated the residential hubs on a scale of one to five for connection, entertainment, climate, and safety.

Mira Road

Mira Road is a high-end neighbourhood, with roughly half of the housing stock consisting of two-bedroom flats. Average costs in the city have increased by over 10% year on year, and now stand at around Rs 10,000 per square foot. Monthly rent for a semi-equipped 2 BHK home is roughly Rs 19,000, whereas a furnished house may be hired for Rs 21,000-23,000 per month. Over 80% of Mira Road’s 2 BHK units are ready to move in, with the bulk in high-rise residential towers, with independent residences and villas accounting for a small portion. Among the developers that have established a foothold here are Lodha Group, DV Realtors, and Kalpataru Limited. The neighbourhood also benefits from convenient access to areas of the Mumbai Metropolitan Region (MMR) through the Mumbai Suburban Railway, thanks to a dedicated station on the Western Line and Western Express Highway (WEH).

“Stable power supply,” “nearby markets and reputable schools,” and “safety and security” all contributed to the good ranking. Though traffic congestion remains a concern, it will most likely be alleviated if the Dahisar Toll Plaza is relocated to Mira Road.

Powai is around seven kilometres from the manufacturing and logistical hub of Andheri East, and approximately two kilometres from the Indian Institute of Technology (IIT) Bombay. Two-bedroom flats here account for roughly 44 percent of the housing supply, are priced at Rs 23,500 per sq ft, and have monthly rents of over Rs 52,000. Metro access through Saki Naka Station (approximately four kilometres), Kanjurmarg Railway Station, and the international airport are all within six kilometres. According to Izhar Sayyed, Owner of City Homes Realtors, “a 2 BHK apartment of 700-750 sq ft is the favoured and successful design in Powai from an investment standpoint.”

The area’s infrastructure development, wide areas, and affluent population aid in speedy transactions. A new or resale 2 BHK property takes roughly 30 days to sell, whereas a rental agreement of the same design takes about 15 days.”

East Kandivali

Kandivali East is a mid-segment area 8-13 km away from the established locales of Andheri, Borivali, Malad, and Goregaon, with a 50 percent share of 2 BHK inventory. The buying price is roughly Rs 18,600 per sq ft, and 2 BHK flats are available for around Rs 32,000 per month. Residents benefit from being close to business centres such as Nesco IT Hub (8 km), Akurli Industrial Estate (5 km), and Andheri MIDC (12 km). Local trains, buses, cabs, and vehicles are all widely available modes of public transportation. According to Ayush Dubey, a former inhabitant, “Kandivali East boasts a thriving social and retail infrastructure. Roads, on the other hand, are riddled with potholes and require repair.”
