DDA to offer 15,000 flats at old rates under the new housing scheme

The Delhi Development Authority (DDA) is all set to launch its new housing scheme that will offer approximately 15,000 flats in different categories at Dwarka, Narela, Rohini, and Jasola among other locations, according to the officials.

Authority said in a statement that under this new housing scheme, the flats are those that remained unsold in previous housing schemes of the urban body and they are being offered at the old rates or cost in relaxation of the costing policy of DDA, which is updated every financial year based on the appreciation or depreciation of land cost or building, as the case may be.

This decision was taken at a meeting conducted online where the chairman of DDA and Lt. Governor of Delhi Anil Baijal and vice chairman Manish Kumar Gupta were present along with other members.

The flats at Narela sub-city are being offered with improved infrastructure, security and connectivity after taking several corrective and remedial measures based on suggestions, feedbacks from the allottees and the residents of the area.

How can you avail a flat under this housing scheme?

Every procedure from application to allotment and possession in this process is being done through online mode. The allottee needs to visit the DDA office only for the execution of CD. Further details of the housing scheme will be shared on its website and in all leading newspapers and on social media, DDA said.

The allottees under the PMAY scheme of the central government will be eligible for the subsidy if they avail home loan from a bank or financial institution, the statement said.

Housing scheme 2021 

On March 10, under its housing scheme 2021, the Delhi Development Authority (DDA) had allotted 1,353 flats to people through a draw of lots streamed online.

Out of these, allottees surrendered 689 flats, nearly 50 per cent of the total inventory under the scheme. As per the officials, the reason for such a huge number of flats that were given up was the COVID-19 and other factors.

The DDA, in late August, had held a draw for those 689 flats under the 2021 Housing Scheme that allottees surrendered and a meagre 79 waitlisted applicants were allotted units from this lot. “The draw of allotment of flats will be based on a random number generation system and will be held in the presence of independent Observers consisting of a retired Judge and a Senior Officer of Govt of India,” had said the public notice in August.

In the meantime, the allottees of over 300 flats in Dwarka on Tuesday asked the DDA to extend the date of payment by a few months or till the land-owning agency is in a position to hand over flats. They said the flats are still under construction.

Other approved decisions

Among the other decisions that were approved by the authority included amendments in its policy to mitigate the risks of prospective bidders for upcoming in situ rehabilitation projects, including sharing of the risk of the developer in case of foreclosure of the project or delay of three years in the execution of the project on account of reasons attributable to DDA.

According to the provision of the Master Plan of Delhi-2021, warehouses of transport traders existing in the Walled City and special areas are required to be shifted to Integrated Freight Complex at Holambi Kalan, Narela, where goods booking and transport agencies offices are permitted activity, officials said.

What’s next? 

This proposal now further will be sent to the Union Ministry of Housing and Urban Affairs for getting the final approval and notification and will kickstart the process of allotment of plots to transport traders.

According to the LOP, each eligible transport trader will be allotted a 50 square metre plot with a floor area ratio (FAR) of 250, the DDA said.
