What is Khata?

The word “Katha” is a common one in India. Although the word “Khata” means “account” in English, in the context of property and property-related transactions in Bengaluru, it essentially refers to a jail report that recognizes a specific item of property. It is a report that includes crucial information on the possession of the property. This jail sales report is required for Bengaluru residents before they may enter any exchange for personal property.

To streamline Bengaluru’s tax collection system, the Bruhat Bengaluru Mahanagar Palike (BBMP) was established at the same time that the Khata proposal was presented.

The Khata, a jail report given to property owners, primarily contains information on the size, location, and kind of the property, as well as whether it is residential or commercial. The device was sent to help property owners record and pay property tax, and those records are given out at the same time as paying taxes. The Khata report also makes it possible for people to get building and trade permits, among other things. It is also made accessible in conjunction with applying for loans and credit cards from banks, NBFCs, and housing finance businesses. Khata is maintained and operated by the BBMP.

Now that we are aware of what Khata is, let’s examine the differences between Khata A and Khata B. As previously mentioned, the concept of Khata was introduced in Bengaluru in 2007 to simplify the property tax series system. To modify this tax series structure, the Khata A proposal was presented. Khata A became the first signup that listed every single jail housing in Bengaluru. The BBMP also kept a second list of all illegal and semi-prison houses that were given the designation Khata B. Let’s name Khata A and Khata B.

Khata A was introduced by the BBMP to simplify Bengaluru’s property tax collection process. This document attests that a property owner has paid all appropriate property taxes and is the owner of jail property. Owners of Khata A files may also apply for building and alteration permits and take out home equity loans for their assets. The Khata A report essentially says that you have jail property. Additionally, it simplifies the system for any upcoming financial transactions involving assets.

Although the owner of the property may have also paid civic fees, the BBMP maintains a separate list of illegal dwellings that are in possession in Bengaluru. Khata B allows the BBMP to collect property taxes from structures that were constructed unlawfully. It also includes houses that, among other things, don’t have an issue or certificate of entirety, houses that violate certain ordinances, unapproved layouts, and houses that were built on the sold property. If the owners of the items pay all belongings taxes, Khata B dwellings may be upgraded to Khata A residences.
